How it works

  • Answer a few questions about your bond claim: cleaning, damage, or general wear and tear, and what your condition report says.
  • Your report explains the law that applies, in plain English, and what it means for your situation.
  • If your rental provider lodges a claim you dispute, it is referred to Rental Dispute Resolution Victoria (RDRV) for free mediation first, and to VCAT only if RDRV cannot resolve it. Your report covers this step.
  • A ready-to-send email to your rental provider or agent is included, written around your own answers, for you to send yourself.

Common questions

Do I have to go through RDRV before VCAT?

If your rental provider lodges a bond claim you dispute, it is referred to Rental Dispute Resolution Victoria (RDRV) for free mediation first, and to VCAT only if RDRV cannot resolve it. Your report explains this step for your own situation and what to expect from it.

What counts as fair wear and tear?

Ordinary deterioration from normal use and everyday conditions, not damage. Your report sets out where that line sits in the law and applies it to the answers you give: it cannot decide whether a specific mark or item is fair wear and tear on your property, since that is a question of fact, not law.

What if my rental provider already lodged a claim against my bond?

Your report includes a ready-to-send email responding to that claim, written around the evidence you tell us you hold, for you to send from your own inbox.
